Somebody draws a beautiful plan. Somebody else builds it. When the socket lands behind the wardrobe, each of them explains why it was the other one's job.
We do both, so there is nobody to blame and nobody to chase. Rūta draws it, Tomas builds it, and they sit in the same room every Monday.

What the price covers
The €450/m² is a starting point for a flat in reasonable condition. We give you a real number after the first visit, not before.
Measured drawings
Plans, elevations, electrics and plumbing - everything the crew needs and everything you will want when something breaks in five years.
Materials and fittings
Chosen with you, ordered by us, with the lead times checked before anything is promised.
The build itself
Our own crew for the structural work; trusted specialists for the electrics, plumbing and glass.
Site management
One person responsible on site every day, and a photo update every Friday whether or not you asked.
What it does not cover
Appliances and loose furniture. The building's own problems - a leaking roof, a riser that needs replacing. Permits, when the layout change needs one; we handle the paperwork and you pay the fee.
We would rather say this now than discover it together in week nine.
Questions we get before signing
The estimate after the first visit is usually within 10% of the final number. It moves when something opens up behind a wall, and we tell you the same day it happens - never in the final invoice.
For a single room, usually yes. For a full flat, no - and anyone who says otherwise has not lived through their own renovation. We plan the dates around wherever you will actually be.
Small things, gladly. Anything that moves plumbing or a wall gets a new price and a new date before we touch it, in writing, so nobody discovers it at the end.
